Leasing Consultant - Harmony Landing (BTR lease-up)

ESSENTIAL DUTIES AND
Responsibilities:
Include the following but are not limited to the job specifications contained herein.
Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
oGreet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service.
oEnsure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in model condition.
oShow units to prospects and follow up on daily traffic.
oPrepare all lease documents.
oHave prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
oConduct all business in accordance with RKW's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
oUpdate availability report, process applications for approvals.

)oSubmit processed applications to the Property Manager for approval.
Follow up with applicant regarding status.
oEnsure apartment is ready for resident to move-in on agreed date.
oImmediately follow-up on prospects that did not close and attempt to close sale again.
If unable to help prospect, refer them to sister communities to meet prospect's needs.
oMaintain thorough product knowledge of the property, sister properties and competitors.
oSecure new resident (s) signature(s) on appropriate paperwork prior to move-in.
Orient new residents to community.
oEnsure apartment is ready for resident to move-in on agreed date.
oImmediately follow-up on prospects that did not close and attempt to close sale again.
If unable to help prospect, refer them to sister communities to meet prospect's needs.
oAssist with the renewal program, including sending renewal letters, preparing renewals, etc.
oOpen the leasing office daily, including ensuring cleanliness of the office, preparing refreshments for the potential guests, taking phones off overnight service, checking and responding to voicemail.
oUtilize proper phone etiquette for all incoming and outgoing phone calls made to residents.
All calls should be clear and in a professional manner.
oReport any violations of the rules and regulations that are noticed at any time.
oObserve precautions required to protect residents, guests and property, and report damage, theft, and found articles to supervisors.
oBe familiar with the fire alarm system operations and report all incidents to management.
oCall police or fire departments in cases of emergency, such as fire or presence of unauthorized persons.
oClose out work orders daily, weekly, monthly and follow up with residents to make sure everything has been completed.
oCoordinate with office administrative staff to maintain and update all resident information in computer database.
oAssist in developing and implementing effective marketing strategies to increase property traffic and internet leads.
oPost and update social media advertisements and ensure maximum property visibility.
oAssist with property and resident events.
JOB REQUIREMENTSoHigh School Diploma with two years of leasing experience.
oEmployee must be able to communicate in EnglishoPosition requires excellent leasing and closing skills, and the person must have computer skills and be organized.
oOperate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
oAbility to understand and explain lease documents.
oAbility to sell the property's products and services to prospects.
oAbility to work a flexible schedule, including evenings and weekends.
oComply with expectations as demonstrated in the employee handbook.
